We are getting closer to our dream of a grocery store in the Vilano Beach Town Center.
On June 16, 2010, Karen Taylor, Land Planner representing Land Design South gave a presentation of the new plans for the grocery store quadrant at the Vilano Beach Main Street meeting held at the Vilano Beach Hampton Inn. Ms. Taylor shared with us that this current design was approved by the grocer after reviewing 20 different plans. The new plans and variances were needed for two main requests from the grocer. The Penland parcel was placed under contract by Land Design South and additional parking spaces were needed. The Penland parcel is a vacant lot that was situated in front of the entrance to the proposed grocery store.
On June 18th, Joe Lolonek, with Land Design South presented the revised plans to the North Coastal Corridor Overlay Design Review Board (DRB). As a quorum was not present, this presentation was a workshop. Local residents were in attendance and provided input. Changes are still being made to the site and architectural plans, but the plans below give you an idea.

Architectural Plan - DRAFT - subject to change, in fact a new design shows the tallest section of the 2nd retail building in the middle (on Vilano Road) instead of at the end (on the corner).
The number of parking spaces was increased resulting in only two retail buildings instead of the four that were shown to us six months ago. There will be a plaza area with screened parking for a public gathering space instead of buildings along part of the Vilano Road property as was shown before. The second building will have entrances on different sides; the grocery store will have one entrance on the southwest side facing the parking lot. There will be pedestrian access between the two buildings.
The DRB will be meeting July 12th at 9 a.m. at the North Shores Improvement Association building at 120 Meadow Avenue. The public is invited. The DRB needs to approve the new design and variances before the development comes before the St. Johns County Board of County Commissioners (BCC) on Tuesday, July 20 at 500 San Sebastian View. The public is encouraged to attend to lend support. The grocery store lease can be signed after the July 20 approval by the BCC and the name of the grocer can then be announced.
FDIC (the seller) is asking for the purchase of the property by Land Design South to be done by the end of July. We are hoping for a groundbreaking at the end of the year. Land Design South said it would take about a year to construct after the groundbreaking.
